Yard drainage and erosion control in Tanoan
Sloped lots, decomposed granite and a golf course next door make drainage in Tanoan a precise job. We correct the grade, build swales and rock rundowns, and leave finished landscaping intact.
Drainage work we do inside Tanoan West and Tanoan East
- Regrading beds and yards that slope back toward the house
- Swales and small berms that steer uphill runoff around the home
- Rock rundowns on slopes where storm water is cutting into decomposed granite
- French drains behind retaining walls or along tight side yards
- Erosion control with rock and mulch after a landscape tear-out
- Regrading around new additions, casitas and patios
Sloped lots above a golf course
Many homes here sit on lots that fall noticeably from front to back or side to side. Decomposed granite sheds water quickly, and in a monsoon downpour the runoff gains speed and washes out mulch beds, gravel paths and the base of walls.
Whatever we build has to carry water away from your house without pushing it onto the next lot or the golf course. That usually means slowing it with rock, spreading it with swales, and keeping it on your property where it can soak in.
From HOA approval to a finished yard
- 1
Walk-through and scope
We look at the slope, the soil, and where water enters and leaves, then write up the work in a form you can attach to your architectural committee application.
- 2
Approval and scheduling
Once the HOA signs off, we schedule inside its working hours and set up gate access with you.
- 3
Locate and protect
We request a New Mexico 811 locate, then cover or fence off the driveway, curbs and plantings you're keeping.
- 4
Grade, build, armor
Compact equipment does the shaping. Buried rock in the decomposed granite is common, and we break it or move it as needed.
- 5
Clean up each day
The site is tidied before we leave every day, and debris is hauled off rather than left at the curb.
Big changes may need an engineer
Tanoan is inside Albuquerque city limits, so city grading and drainage rules apply alongside HOA approval. A steep lot, a large addition or a change in where water leaves the property may call for an engineered grading and drainage plan. If we think yours does, we'll say so at the walk-through and can work from the engineer's plan.
Drainage & erosion questions in Tanoan
Can water from my yard drain onto the golf course?
It shouldn't be redirected there. Grading has to avoid pushing runoff onto neighbors or the course, so we design swales and rock areas that move water safely across your lot and off it only where that's allowed.
Will drainage work tear up my existing landscaping?
Some disturbance is unavoidable where the grade changes, but we limit it to the work area and protect the plants and hardscape you want to keep. We agree on that boundary before starting.
Why does decomposed granite wash away so easily?
It's made of small, loose grains with little binding them together. On a slope, fast-moving water picks it up readily, which is why rock rundowns and a slower flow path matter on these lots.
