Site prep for additions and custom homes in Tanoan

In Tanoan, the pad is usually the easy part. Getting equipment through the gate, past finished landscaping and onto a sloped lot without leaving a mark is what takes planning.

Projects we prep inside the gates

  • Room additions and expanded garages
  • Casitas and guest suites
  • Custom homes on the remaining open lots
  • Patio and outdoor-kitchen pads
  • Landscape tear-outs to make room for any of the above

Rock and slope near the golf course

Ground this close to the Sandia foothills is often decomposed granite over buried rock. A pad for an addition may need a cut into the slope, and some of that cut can mean breaking rock with a hammer instead of simply digging.

Grading also has to send water away from the house without pushing it onto the lot next door or toward the golf course. On an addition, we tie the new pad into the existing grade so water doesn't get trapped between the old and new walls.

How a Tanoan job gets scheduled

  1. 1

    Scope for the HOA

We walk the lot and give you a written scope of work you can attach to your architectural committee application.

  2. 2

    Approval and city permits

You get HOA approval, and your builder handles City of Albuquerque permits. We also check with you whether a dust control permit or federal NPDES stormwater coverage applies, which depends on how much ground the project disturbs. We don't schedule until approvals are in hand.

  3. 3

    Gate and hours

We coordinate contractor access through your neighborhood's gate and follow your HOA's working hours and vehicle rules.

  4. 4

    Protect, then dig

Driveways, curbs and plantings you're keeping get protected, and we request a New Mexico 811 locate before any digging.

  5. 5

Build the pad and clean up daily

Fill is compacted in lifts to the plan elevations, and the site is tidied at the end of every day.

Your existing irrigation is under there somewhere

Established yards here are full of drip and sprinkler lines that 811 doesn't mark. Before we dig, mark any lines, valves and low-voltage lighting you know of, or have your landscaper flag them. Lines in the footprint can be capped and rerouted by your landscaper once the pad is done.

Questions from Tanoan homeowners

Can you get a skid steer through the Tanoan gate and onto my backyard?

Usually through the gate, yes, once access is arranged. Getting into a backyard depends on side-yard width and walls; we measure during the walk-through and pick a machine that fits, or tell you if it won't.

Will dump trucks damage my driveway?

We plan the route, use protection where it's needed and keep heavy trucks off surfaces that can't take them. Anything we'd be concerned about, we point out before the job.
