Grading and leveling in the North Valley

Valley silt and clay dig easily but hold water, so a flat North Valley yard is often a wet one. We grade for fall, not just for level.

Why flat is the wrong target on valley soil

Up on the mesas, sandy soil swallows a lot of rain. Down here, river silt and clay don't. When a yard, pen or old orchard floor is graded dead flat, water sits on it and the ground stays soft long after a storm or an irrigation turn.

So most of our North Valley grading is about giving water somewhere to go. We set a gentle fall across the lot, away from the house, barn and well, toward a spot where it can soak in or leave without landing on a neighbor.

Many lots here are half an acre or an acre, with horse pens, sheds and tree rows in the way. We plan the grade around whatever stays.

City, county or village? Find out first

Some North Valley addresses are in Albuquerque city limits, others in unincorporated Bernalillo County, with the Village of Los Ranchos in the middle. Each has its own grading rules. Bernalillo County has an online tool that shows which jurisdiction covers your parcel. We'll help you look it up, but we can't predict how any of them will decide.

Tell us about these before we grade a valley property

Older properties often have buried lines the New Mexico 811 locate won't mark. We request the locate regardless, but private lines are for you to point out.

  • Wells and the line from the well to the house
  • Septic tanks and leach fields
  • Buried irrigation pipe or old valves
  • MRGCD ditches or easements along the property
  • Old foundations, slabs or fill left by past owners
  • Pens, posts or fences you want kept in place

What makes a valley grading job longer or shorter

Every quote comes from a walk-through, and these are the details that shape it.

Moisture
Wet silt ruts and smears. If the ground is soft from rain or irrigation, we wait for it to firm up instead of damaging it.
Where water can go
A lot with a clear low point is simpler than one boxed in by neighbors and ditches.
Clutter on the ground
Old pens, junk piles and stumps from tree rows have to come out before grading starts.
Imported fill
Low lots sometimes need material brought in to build up the grade, not just shuffled around.

North Valley grading questions

Can you regrade my yard without touching the ditch along the back?

Yes. We stay out of the ditch and its easement and grade so runoff doesn't head into it. Work on the ditch itself needs the Middle Rio Grande Conservancy District's approval.

My septic field is in the backyard. Can you still level the yard?

We keep heavy equipment off the leach field and avoid cutting or filling over it. Show us where it is during the walk-through and we'll plan the grade around it.

Why does my horse pen turn to mud every monsoon?

Usually because it's flat or sits lower than the ground around it, and clay holds the water. Raising and sloping the pen with compacted fill often helps it dry faster.
