Site prep for homes, barns and casitas in Corrales
Building on a Corrales property usually means fitting a pad between things you want to keep: a big cottonwood, a ditch along the back line, a pasture the horses still use.
Placing a pad on acreage near the river
On a large lot it's tempting to put the building wherever looks open. In Corrales, the open spot is often the lowest part of an old field, where irrigation water and monsoon runoff collect.
During the walk-through we look at where water sits, where the ditch runs, which trees are staying, and how a delivery truck or horse trailer will reach the building. That usually settles where the pad should go before your builder finalizes the plans.
Ditches belong to someone else
A lot of Corrales building sites have an MRGCD acequia or lateral somewhere along the back or side line. Grading in or next to a ditch or its easement typically needs MRGCD's permission, so a pad or driveway that crowds the ditch can hold up a project. We keep fill and equipment out of the easement unless you have that approval.
Soft field soil versus the sandy west side
Ground near the bosque and on freshly irrigated fields can be soft, and building a pad on top of soft, organic topsoil invites settling. We strip that layer from the footprint and replace it with fill compacted in lifts.
Climbing west toward Rio Rancho, the ground turns sandier and drier. It's easier to work after a storm but needs water to compact well and blows when left bare.
Either way, we schedule heavy equipment for when the ground is firm, so we don't rut the pasture getting to the pad. On a bigger build, we also check with you whether the disturbed area calls for a dust control permit or coverage under the federal NPDES Construction General Permit for stormwater.

Corrales site prep questions
Do I need a permit from the Village of Corrales before you build a pad?
The village has its own rules and permits, separate from Albuquerque and Rio Rancho, and new buildings usually go through the village. Check with them for your project; we can give you a written scope to include with your application.
Can you build a pad near a cottonwood without killing it?
We keep cuts, fill and equipment out of the root zone as far as the plan allows. If the pad has to sit close, we'll tell you during the walk-through so you can decide before the building is placed.
Can the barn pad and arena be done in the same job?
Yes. Doing them together lets us balance cut and fill across the site and grade both so water drains away from the barn.
