Getting a raw Rio Rancho lot ready to build

A lot that has sat untouched in Rio Rancho Estates for years needs more than a pad. It needs a way in, known corners and a plan for sand that starts moving the day the brush comes off.

Lots we get called out to on the mesa

The lot bought years ago, never visited

The owner lives out of state and is finally ready to build. We walk it without them, send photos of the brush, the road and any dumping, and go over the scope by phone.

Dirt road, no turnaround

The parcel sits off an unpaved road where a concrete truck could bog down. We cut and firm up a driveway and turnaround before construction traffic starts.

Sand on top, caliche below

The surface digs easily, then the machine hits a hard layer partway down the footing area. We bring a ripper or hammer when the estimate turns it up.

Cleared to sell

Some owners want a lot cleared and roughed in so buyers can see what they're getting. We clear it without leaving more bare sand than necessary.

Find the corners before we push any dirt

Many Rio Rancho lots were platted long before anyone built near them, and the survey pins have been buried by blowing sand or knocked out over the years. Building a pad in the wrong spot is an expensive mistake.

If you aren't sure where your lines are, have a surveyor find or reset the pins and stake the house before we start. We work from that staking and from your builder's plans.

What makes one mesa lot more work than the next

Two lots on the same street can quote very differently. These are the things we look at.

Road access
Distance from pavement, soft sand in the road and whether trucks can turn around all change how material gets in and out.
Brush and dumping
Thick chamisa, tumbleweed drifts against fences and old dumped debris add clearing and haul-off time.
Caliche
A hard layer under the pad or footings means breaking it out, which takes heavier equipment.
Fill and water
Sandy fill compacts poorly when dry, so water has to be brought to the site and worked into each lift.
Wind and dust
Staging the clearing so the lot isn't left bare for weeks takes planning, and larger sites may need formal dust controls.

No obligation. We'll never share your info.

Rules and permits we check with you

Rio Rancho sets its own requirements, separate from Albuquerque. Before work starts we talk through:

  • What the City of Rio Rancho requires for your build and lot
  • Whether the disturbed area is large enough to need federal NPDES Construction General Permit stormwater coverage
  • Whether a dust control permit or plan applies to the project
  • A New Mexico 811 locate before any digging or trenching
  • Any weed and litter notice deadlines if the lot has already been flagged

Site prep & pads questions in Rio Rancho

Will my Rio Rancho pad blow away before the foundation goes in?

A compacted pad holds up much better than loose cleared sand, but the surrounding bare ground can still move in wind. We try to time pad work close to your builder's start date and use water for dust when the job calls for it.

Can you build a driveway first so the builder can get in?

Yes. On lots off unpaved roads we often cut the driveway and turnaround as the first part of site prep, so delivery and concrete trucks have firm ground.

What if the lot turns out to have caliche?

We look for signs of it during the estimate and say so in the quote. If we hit hard caliche that wasn't expected, we stop and talk to you before doing extra work.
